It is the ultimate destination for customers and guests offering Sapphire fossicking, fishing and swimming in the waterholes.  Guests can also enjoy horse riding on the 560 acres of forest, river and creek crossing.

THE BUSINESS

Three Waters High Country Holidays & ‘Horstel’ is a well-established business of 10 years, offering a unique experience with accommodation, horse riding, camping and sapphire fossicking.  It has been operated for seasonal times only with a huge opportunity to expand, growth and further develop.

It is a very popular holiday and celebration location for birthdays, weddings, general functions, parties and ‘Horstel’ Camping.  It is also popular for couples along with small, medium and large groups.  Most groups self-cater but catering can be organised onsite.

Functions are held in and around the ‘Gunya’ building.  It is a unique rustic facility built from timber milled from the properties forest and comprises a huge interior camp kitchen with refrigerators, bar, reading library, toilets and showers.  The facility is equipped with a dining area, dance area, 2 kitchen cooking bench tops, food preparation areas and 2 sinks.   ‘The Gunyah’ has a 4m wide verandah on the western side of the building with excellent views to the Reddestone Creek and the range country beyond.  The verandah is fitted with gas BBQs and seating areas.  The toilets and showers can be accessed from the verandah.  A short distance from The Gunyah there is a large wood fireplace, seating and a large wood BBQ.

The business and all its infrastructure is included in the freehold purchase.  The business has a well- established website and facebook presence.  It is a well-known business and destination with many repeat clients and referrals by word of mouth.   It is well entrenched on the internet and accommodation and council sites and is very well respected within the community.  It is the ideal lifestyle business to say the least offering much enjoyment for a family to run.  The current owners choose to run the business in the holiday and festival seasons, but it could easily expand to offer full year-round accommodation and riding camps, if you wish.  The potential for growth is enormous along with the option to build many more cabins and a bunk house overlooking the riverbank.  (Council permit would be required).
