The owners of this well run motel and conference centre are needing to sell quickly for personal health reasons. It is being run currently by one live in manager and two part time cleaners/cooks.

We bought this motel with a poor reputation and sad figures for occupancy/income and have built it up to where someone can jump on board and take over and grow it more.

We have done the following improvements/benefits:

a) brand new website (Oct 2013) which is also smart phone compatible

b) corporate contracts and strong repeat trade which is growing monthly

c) re-naming, re branding and all the on-line marketing needed

d) created a bar/bistro for daily meals (breakfast and dinner) with really easy home style cooked meals (steak and salad, fish and chips which anyone can cook).

e) upgrades to rooms to keep to AAA standards

f) Strong conference bookings

g) A landlord who is happy to spend money to keep his asset to standards.

h) Lots of repairs, maintenance and cleaning to get it to a high standard

i) Long lease (25 yrs left)

j) All financial figures immediately available including a valuation we had done when we bought it 3 yrs ago including marketing plans, business plans etc. Everything for the banks.

There is still plenty of potential to grow this business by:

a) Capturing more passing trade from the Bruce Highway (the new  website and billboard are doing this already)

b) more meals and drinks from the licenced bistro (2 live in people could do this easily). We currently do 4-6 per night, if you take this to ten it adds $30K p.a to your pocket.

c) more conference/private functions (birthdays, anniversaries) packages

d) more group bookings offering accommodation/meal packages to sporting groups etc

e) cashing in on our hard work and keep the momentum going

We have great staff who are multi skilled - our house keeper is also our cook. She knows everything about the house keeping and cooking. She can teach you how to run this place if need be.

WE HAVE MADE EVERYTHING IN THIS BUSINESS EASY TO LEARN

If you can cook steak and chips you can cook anything in the bistro (simple home cooked meals is what our guests prefer).

Conference food?? - Sandwiches, wraps and cakes/muffins with a fruit platter. Simple, simple, simple. Nothing in this business is hard to learn. Our house keeper does the catering.

Further regional growth is coming with:

a) Coal and gas mining

b) Pro-active regional development from state and local government to establish more sporting and cultural events and government industry moving to region - this equals more room night sales which equals more money for you

c) Tourism growth - it is growing about 10% per year, our figures reflect this

d) Fly -in, fly-out for mining

With a very long (25 years) lease remaining and a proactive landlord who is happy to look after his investment, this is a great investment for the future.

Located close to the Bruce Highway, three hours north of Brisbane this motel offers excellent returns for those who have an eye for opportunity to make some serious cash.

There are three income streams for this business (motel, conference centre and licenced bistro) which all have potential for growth. We are one of only three conference centres in town, and one of two which offers accommodation for conference attendee's.

This is a 3 star rated 22 room motel offering:

  • 25 year lease
  • 2 bedroom, air-conditioned managers residence with full kitchen
  • All motel units are air conditioned, recently refurbished bathrooms and digital TV’s (no Austar)
  • Fully equipped commercial kitchen
  • 3 room, 2 storey conference centre
  • 20 seat fully licenced dining room
  • Free wifi for all guests
  • 17 metre inground chlorine pool
  • Excellent “on-line” presence with all booking agencies (Wotif etc)
  • Strong three year growth pattern with strong future growth potential
  • On and off street parking for coaches, trucks etc

Currently with one full-time live in manager and two house keepers (one is our cook), this motel has massive opportunities for a couple who will live in and run the motel themselves and earn good incomes while enjoying a lifestyle Queensland can offer.

We are ready to sell and have all paperwork ready for the right buyer for a quick sale.

We have a contract ready to go which will save time and $$$. Our landlord is a broker and he has 'gifted' the contract to us.

We are happy to train during a hand over period. You will learn everything within a week, I promise you!
